Types of Loft Conversion Explained: Which Is Right for You?

Converting your loft is rarely one-size-fits-all. The right type depends on your roof shape, your budget and how much extra space you need. Here are the four main options explained in plain English.

1. Rooflight (Velux) conversion

The simplest and most affordable option. Windows are fitted flush into the existing roof slope without altering its shape, so it usually falls under Permitted Development. Best suited to lofts that already have generous head height.

2. Dormer conversion

By far the most popular choice in London. A dormer projects out from the roof to create a box of full-height, usable floor space — ideal for a bedroom with an en-suite. It offers the best balance of cost, space and value.

3. Hip-to-gable conversion

Perfect for semi-detached and end-of-terrace homes with a sloping (hipped) side roof. The sloping side is extended vertically to form a flat gable wall, creating considerably more internal volume, and is often combined with a rear dormer.

4. Mansard conversion

The most extensive option, effectively rebuilding one slope of the roof to be nearly vertical. It maximises space and headroom and suits period terraces, but almost always requires planning permission and a larger budget.
